For folks used to rural living on generous acreage, downsizing can pose a bit of a challenge.  Where can you keep that sense of openness, yet live in a closer community?  Where can you feel like you’re in the country, but be just minutes away from the city?  

The new Troyer’s Meadow housing development in Frytown may be the perfect answer.  Located just a 10-minute drive south from Iowa City or seven-minute drive north from Kalona, its centralized rural location offers the best of both worlds.  A stone’s throw from Yoder Auction Service and United Animal Health, the former farmland affords open vistas in every direction.

According to Mike Bails, a Realtor with Urban Acres Real Estate and the listing agent for Troyer’s Meadow lots, the most unique asset of living in the new subdivision is “they’re just a lot more lot for the money.”  He says many of the lots intended for single family homes are “an acre plus.”

Some of the lots, Bails notes, are zero lot line, so those so inclined can build a duplex, or a pair of smaller homes with a shared wall between them.  

The development is currently a work in progress.  Hard surface roads are present, gas and electric have been installed, and a community well is ready to use.  

The first spec home, built by Rempel Construction of Iowa City, is nearing completion and has been listed for sale at $529,900.  Featuring four bedrooms and 3.5 baths, it has already attracted interest from buyers.  The house will be on the 2023 Iowa City Area Association of Homebuilders Parade of Homes.

Thirty-one lots make up the subdivision, and some have already sold.  Those remaining are listed at $70,000 - $90,000.  According to Bails, Rempel Construction will be building some homes in the subdivision, but lot buyers are welcome to bring their own builder.  

There will be a homeowner’s association, Bails says, but the fee has not yet been established.  “Typical subdivisions are anywhere from $300 to $500 a year,” he notes.
