Kalona approves non-financial developers agreements

On Monday, Sept. 20, the Kalona City Council approved a parcel split for land at the corner of Highway 1 and Highway 22, as well as two non-financial developers’ agreements for use of the land.

The 11-plus-acre parcel was split into two parcels. The council approved developers’ agreements with Tate Properties LLC and B&B Investments LLC.

“The council approved the developer’s agreement that protects the city, and they approved the split that allows for the 11-plus acre parcel to become two parcels, a parcel R and a parcel Q,” City Administrator Ryan Schlabaugh said. “In doing so it allows the developers to close on those parcels so they can then bring forth a minor and/or major subdivision application to our planning and zoning committee that would then have a recommendation to council. So, there are still some hurdles prior to development, but this allows the split to occur and each entity to work at their own pace.”

Tate Properties has not yet made its plans for the land public, but B&B Investments have preliminary plans for a convenience store at the corner of Highway 1 and Highway 22.

Schlabaugh said the city anticipates subdivision applications in early October, which would allow the council to approve the applications this fall or early winter.

“At that time, then, the developer can plan their construction schedule depending on weather conditions over the winter or in early spring.”

In other business, the council set October 31 as Trick or Treat night in Kalona. There is no set time for trick or treating.
